Terms and Conditions

All prices are per person per night and are inclusive of a hearty Scottish breakfast and a selection from our extensive cold table.

Bookings
To reserve a room, you will be requested to provide valid card details (type, number, expiry date, issue number or a valid from date and the last 3 digits of the security code shown on the signature strip)

Deposits
A non refundable deposit equivalent to the cost of the first nights accommodation will be charged to the card provided when a booking is made. If you need to amend your reservation, this deposit may be transferred to a future booking provided we are given seven clear days notice of the change.

Cancellations
Cancellations of 7 days or less from the due date of arrival, the card provided will be charged with the balance of the cost of the stay. If all or part of a stay is cancelled after arrival, the full cost of the stay as booked will remain payable on departure.

In the case of cancellation or request of change of a fully pre-paid reservation (for example a gift of accommodation) of 7 days or less from the booked date of arrival, if rooms are relet, the funds will be transferred to a future booking but if cancelled rooms are unlet, then the cost of the booking will be non refundable and not transferable to a future booking.

Change of Room
If the specific room reserved is rendered unusable via circumstances beyond our control, we reserve the right to transfer the booking to an alternative room.

Non- Smoking Policy
On 26 March 2006 the Smoking, Health and Social Care (Scotland) Act 2005 came into force prohibiting the smoking in enclosed public places, including bars, hotels, guest houses, all types of clubs, cafes and restaurants. As proprietors we cannot permit guests or others to smoke in Brooksby House. A guest breaking the non smoking law whilst in residence at Brooksby House will have the “No Smoking” signs drawn to their attention and will be advised that smoking is prohibited by law. We have the right to refuse service and ask the guest to leave with immediate effect. No refund will be due to the guest on leaving before the expiry of the booking and a charge of £200 will be made against the credit card details held as part of the booking process to cover additional cleaning and laundry costs.

As we are unable to judge reasons for change, cancellation or non-arrival, guests are reminded that no exceptions to the above conditions will be made and that any booking made with the guest house for accommodation (verbal or written) forms a legally binding contract.

It is advisable for guests to take out appropriate holiday insurance to cover such unforeseen situations that result in the application of the above terms and conditions.
